Costa Mesa Affordable Housing Listing

Families Forward is happy to announce the upcoming availability of one (1) Individual Affordable Housing unit: three (3) bedrooms two (2) bathroom, in the city of Costa Mesa.

Households must qualify per Families Forward’s Affordable Housing screening criteria including, but not limited to, income, credit, household size, occupancy and previous rental history. Units are income-restricted at Very Low Income (50% AMI) adjusted for household size as permissible by law.

How to Apply

Per Families Forward’s eligibility criteria, to be considered for tenancy, households must adhere to Families Forward’s lease expectations and program guidelines. The opportunity to apply does not guarantee tenancy.

There will be no Families Forward waitlist. In the future, once a unit becomes vacant, the opportunity to apply will be on a first come first serve basis.  

The following criteria must be met to be considered for the housing opportunity:   

  1. Households must be experiencing literal homelessness or at risk, be connected through the Family Coordinated Entry System, or be connected to a Housing Service Provider. 
  2. Occupancy standards require a minimum of 3 and maximum of 7 household members.
  3. Priority shall be given to prospective tenants with direct ties to the City of Costa Mesa including persons who currently reside in Costa Mesa, currently work in Costa Mesa, or have minor dependent children enrolled in schools in Costa Mesa.
  4. Income must be legal and verifiable and meet the income-to-rent required ratio that is equal to or less than 50% (AMI).
  5. Households must be able to qualify per Families-Forward’s income, screening, and occupancy guidelines which include background checks for criminal records and eviction history. Household must be experiencing literal homelessness, be connected through the Family Coordinated Entry System and be connected to a Housing Service Provider.  

 All housing advertised herein is subject to the Federal Fair Housing Act, which makes it illegal to advertise “any preference, limitation, or discrimination because of race, color, religion, sex, handicap, familial status, or national origin, or intention to make such preference, limitation or discrimination.” We will not knowingly accept or permit any advertisement for housing that is in violation of the law. Irvine Affordable Housing Listing – 2 Bedroom

In partnership with Advanced Property Services and C&C Development, Families Forward is happy to announce the upcoming availability of ONE – two (2) bedroom-one (1) bath unit in the Cartwright Family Apartments affordable housing community in the city of Irvine.

Households must qualify per Advanced Property Services’ screening criteria including, but not limited to, income, credit, household size, occupancy, and previous rental history. These units are income-restricted at 60% AMI and adjusted for household size as permissible by law.

Please refer to the 2025 HUD income guidelines.

How to Apply 

Per Families Forward’s eligibility criteria, to be considered for placement, households must adhere to Families Forward’s program expectations and guidelines. Families Forward will process ONE (1) household, in the order received, to complete an application packet and submit it for approval to Advanced Property Services. The opportunity to submit an application packet through Families Forward does not guarantee tenancy.
