ANNOUNCING the availability of an Affordable Housing Opportunity, 2 bedrooms and 2 bath with attached garage, in the city of Irvine.
Households must qualify per Families Forward screening criteria including, but not limited to, income, credit, household size, occupancy, and previous rental history. These units are income-restricted at 50% AMI and adjusted for household size with a priority for Irvine households, as permissible by law.

How to Apply
Per the Families Forward criteria, to be considered for placement, households must adhere to Families Forward program expectations and guidelines. Qualified applicants will have the opportunity to submit their interest for the Families Forward Affordable Housing opportunity in the City of Irvine on Thursday, February 5, 2026 1:00 pm through the Families Forward website (https://www.families-forward.org/affordable-housing-availability/).
The posting will remain active for 2 weeks from Thursday, February 5, 2026 at 1:00 p.m. to Thursday, February 19, 2026 at 1:00 p.m. Clients will be processed on a first come first serve, and first qualified basis. In addition, the interest list does not serve as a waiting list, once the units have been leased, the list will be archived.
The following criteria must be met to be considered for the housing opportunity:
- Households must be experiencing literal homelessness or at risk, be connected through the Family Coordinated Entry System, or be connected to a Housing Service Provider.
- Occupancy standards require a maximum of 5 household members.
- Priority shall be given to prospective tenants with direct ties to the City of Irvine including persons who currently reside in Irvine, currently work in Irvine, or have minor dependent children enrolled in schools in Irvine.
- Income must be legal and verifiable and meet the income-to-rent required ratio that is equal to or less than 50% (AMI).
- Households must be able to qualify per Families-Forward’s income, screening, and occupancy guidelines which include background checks for criminal records and eviction history.
All housing advertised herein is subject to the Federal Fair Housing Act, which makes it illegal to advertise “any preference, limitation, or discrimination because of race, color, caste, religion, sex, handicap, familial status, or national origin, or intention to make such preference, limitation, or discrimination.” We will not knowingly accept or permit any advertisement for housing that is in violation of the law. All persons are hereby informed that all dwellings advertised are available on an equal opportunity basis.
Families Forward will process interest forms in the order received. This is not an application to rent, nor does completion of this form guarantee tenancy.
